Socially Responsible Landlords: A Partnership for Inclusive Housing

At Moncton Community Residences Inc. (MCRI), we believe everyone deserves a safe, stable place to call home. Our Socially Responsible Landlords program invites local property owners to partner with us and open their doors to adults with developmental challenges who are ready to live more independently. With additional support for both the landlord and tenant, MCRI helps create an environment that promotes autonomy and inclusivity.

How It Works

We connect interested landlords with tenants in our network who are eager for greater independence. Whether you have a full apartment unit, an in-law suite, or a spare room, our goal is to make the process smooth, supportive, and mutually beneficial.

Your Role as a Landlord

As a socially responsible landlord, you'll play a meaningful role in providing an environment where your tenant can thrive. You’ll maintain a safe, affordable unit and sign a standard lease. You will not, however, be responsible for providing personal care or full support services. Our tenants are chosen for their ability to live largely on their own—your main contribution is a stable, respectful housing arrangement.

Landlord Requirements

Depending on your type of unit, we ask that you meet the following guidelines:

For Independent Units

  • Sign and respect a lease
  • Ensure the unit meets safety standards
  • In walking distance to public transportation
  • Offer rent at an affordable rate (More information will be provided to help define an appropriate amount

For In-Law Units & Shared Spaces

  • Sign and respect a lease
  • Complete a standard safety inspection and background checks (facilitated by MCRI)
  • Ensure the space is in walking distance to bus routes and meets safety requirements
  • Keep rent affordable (More information will be provided to help define an appropriate amount)
  • Provide a private bedroom for the tenant

How much rental income can I expect from this program?
The rental income varies based on the client’s income and the type of space provided. We work to ensure fair compensation that aligns with market rates and the tenant’s financial resources.
What checks need to be performed on me?
For In-Law Units and Shared Spaces only, you’ll need to complete a Social Development check, a Criminal Record check, and a Vulnerable Sector check to ensure the safety and well-being of our tenants.
Will anyone from MCRI need to enter my home regularly?
MCRI staff will only enter your home regularly if the space is shared with the tenant. Visits are respectful and scheduled in advance.
Am I required to provide any support or living assistance?
No. Tenants receive regular support and assistance from MCRI staff. Your primary role is to provide a safe and welcoming living space.
What types of rooms/spaces are not eligible?
Most spaces are eligible, as long as they are safe and have proper exits. If you’re unsure, we can discuss your specific space to determine eligibility.
How long does the process take from intake to welcoming a tenant?
The timeline varies depending on finding the right match between tenant and space. We aim to make the process as smooth and efficient as possible.
How long does the contract and lease need to be?
Lease lengths can vary depending on your preference and the tenant’s needs. While we encourage long-term leases to provide stability for tenants, we are open to discussing terms that work best for you.
